Concrete is porous. Over time, dirt, algae, mold, and organic matter work their way into those pores. That's why your driveway looks darker in some spots than others, and why a quick spray with a garden hose doesn't really help.
Tire marks, oil drips, and leaf stains add to the problem. The Charlotte humidity keeps everything moist enough to support growth, and before you know it, your driveway looks 10 years older than your house.
Pressure washing alone helps, but the staining comes back fast. That's why we pretreat with cleaning solution before we wash. The solution penetrates into the concrete pores, killing organic growth at the root and helping to lift stains from deep within the surface.
More than just pressure washing
We apply our cleaning solution to the entire surface. This kills organic growth and loosens dirt from within the concrete pores. It makes a huge difference in the final results.
We use a commercial surface cleaner attachment at 3,000-3,500 PSI. The surface cleaner spins two jets at high speed, providing even cleaning without the zebra stripes you get from a regular wand.
Edges, cracks, and expansion joints get extra attention. We use a wand to get into areas the surface cleaner can't reach, making sure everything matches.
For heavily discolored surfaces, we apply a post-treatment to help even out the color and extend the time between cleanings.

Sealed concrete needs to cure for 24 hours before use. Unsealed concrete can be used immediately after it dries (usually a few hours).
We don't recommend high-pressure washing on concrete less than 12-18 months old. The surface hasn't fully cured and can be damaged. Soft wash and chemical treatment is fine for new concrete if needed.
If you have pavers or natural stone with joint sand, we soft wash only. High pressure will dislodge the sand between pavers. For full paver restoration, visit our sister company Paver Savers USA.
Pressure washing won't damage concrete unless it's already defective. If your concrete has existing cracks, spalling, or delamination, those issues existed before we arrived. We document condition before starting.
We don't currently use hot water pressure washing. Hot water is beneficial for oil stains and gum removal, but it's not required for most residential cleaning. Our pretreatment handles most staining effectively.
For standard cleaning without sealing, you can use it as soon as it's dry, usually within a few hours. If we apply sealer, stay off for 24 hours to let it cure properly.
Oil stains require specialty chemicals and are priced separately. We can lighten most oil stains significantly, but complete removal depends on how long the oil has been there and how deep it's penetrated.
Without sealing, 1-3 years depending on shade, moisture, and traffic. With sealing, results last significantly longer. Shaded driveways with lots of trees will see regrowth sooner than sunny driveways.
Not if the concrete is in good condition. Pressure washing at 3,000-3,500 PSI with a surface cleaner is safe for properly cured, undamaged concrete. Existing problems like spalling or delamination aren't caused by pressure washing.
